This project involved the full management and delivery of internal and external maintenance and repair works for a rental property on behalf of a hands-off landlord residing overseas. All tasks were independently assessed, executed, and resolved without the need for repeated client involvement. The property was restored to a safe, functional, and tenant-ready condition.
Works carried out included:
Repair and replacement of 2 × external security lights
Replacement of leaking shower pipework (main bathroom)
Replacement of 1 × bathroom spotlight
Replacement of leaking shower pipework (ensuite)
Preparation and repainting of bedroom window sill and surrounding area
Re-fixing and sealing of garage gutter joint
External masonry patch repairs to damaged wall areas
Removal and responsible disposal of garden sandpit waste
Full coordination of works including travel from Nottingham to Leicester
Coordinating multiple trades without on-site client presence
Remote decision-making and clear communication to ensure approvals and completion
Prompt resolution of plumbing leaks to prevent escalation
Use of durable materials for external repairs to withstand weather exposure
Efficient project management to avoid delays and eliminate the need for return visits
